Questions

What homeowners here ask

What is the average cost of replacing a roof in California?

In Los Angeles County most replacements are estimated at $10,000 to $25,000. Composition shingle runs $7 to $11 per square foot here and clay tile $15 to $25. Glendale sits at the tile end of that more often than most of the county, which is why the relay question matters so much locally.

What is the 25% rule for roofing?

It is a real rule and it is not California's. Several states apply a 25% threshold, above which a repaired roof has to be brought up to current code. California uses 50%: replace more than half the total roof area within any one-year period and the whole roof has to comply. If you have read about the 25% rule, that is why it does not match what a Glendale contractor tells you.

Does my roof work need design review in Glendale?

If the property is identified as historic, yes -- roof form and roof cladding are explicitly within scope. The part that catches people out is the order: a Design Review Exemption has to be approved BEFORE a building permit application will be accepted, not at the same time. Check your own address with the City of Glendale before anyone specifies a covering.

Is $30,000 too much for a roof?

For composition on an average house, yes, and you should get another quote. For a full clay tile replacement in Los Angeles it is a normal number -- tile runs $15 to $25 per square foot, so $30,000 to $60,000 is the range. The question worth asking first is whether you need a replacement at all, because a relay of your existing tile is $8,000 to $22,000.

Should a 20 year old roof be replaced?

Not automatically. Age is a prompt to look, not a verdict. Composition at twenty years is usually near the end; clay tile at twenty years has decades left in the tile even if the felt underneath is finished. That distinction is most of the roofing decisions made in this city, and it is settled by a survey rather than by the calendar.

What is the best time of year for roof replacement?

Late spring through early autumn, and the earlier in that window the better. Dry weather means no rushed dry-in, and booking before the first storms means you are not competing with every other homeowner in the valley for the same crews. A roof you already know is marginal is cheapest to deal with in September, not February.

Does my new roof have to be a cool roof?

It depends on the slope. Glendale is Title 24 climate zone 9, and the steep-slope cool-roof requirement applies in zones 10 to 15 -- so a pitched roof here is generally outside it, and a quote charging you for it is worth a question. Low slope is different: that requirement applies in all sixteen zones with no exemption.

Do you charge for the survey or the quote?

No. The inspection is free, the written quote is free, and there is no obligation attached to either. What we will not do is give you a price at the door without going up, and on a tile roof we will not quote at all until the salvageable tile has been counted.
